Triana is PPAE’s second collaboration with the developer Homing Properties, after Trastevere — also in Pipera, also on the upper residential segment. More than an apartment building, Triana was conceived as a small community: a pool at ground level, common spaces and a walkable rooftop terrace. PPAE acted as General Designer.

Challenges

The developer’s brief was a boutique one: not a simple block, but a place to live with amenities and common life, on a small urban plot (approx. 2,840 sqm) in Pipera. Three requirements structured the project: a facade starting from a developer’s concept, which had to be developed and implemented; a programme of common spaces (pool, social areas, rooftop terrace) naturally integrated; and a series of balconies with wide openings, which raised real structural challenges.

Solutions

PPAE developed the developer’s facade concept into a coherent and buildable project, preserving the desired premium image. The “community” programme was integrated vertically: pool and common spaces at ground level, and on the top level a walkable terrace, with the upper apartments having their own rooftop access. For the balconies with wide openings, the structural solution was a bold one — reinforced-concrete cantilevers of considerable size, carefully dimensioned to provide generous balconies without intermediate columns. The building was later raised by one level (with the approval of the Civil Aeronautical Authority, the site being under the Băneasa corridor), reaching its final regime.

Result

For Homing Properties, a successful boutique complex — largely sold while still under construction — which consolidated the relationship with PPAE after Trastevere. For PPAE, a project in which architecture and structure went hand in hand: a community-building, with shared amenities and cantilevered balconies that would not have been possible without bold structural solutions.
