Neidan is a residential complex with a commercial function, developed in the Țiglina II neighbourhood of Galați, on Siderurgiștilor Boulevard. The particularity of the project is its position: the site is set back, behind the existing built frontages — land withdrawn from the front line of the boulevard, freed up by demolishing some disused buildings. With around 242 apartments in two residential buildings, plus a commercial body at the street, in varied typologies, the project addresses the mid-range residential segment, with PPAE as General Designer.

Challenges

The set-back position is equally an asset and a constraint. The asset: sheltered from the noise and exposure of the boulevard, the plot has a direct relationship with the surrounding green spaces and allows a quieter living environment. The constraint: access is via a secondary street, and the land is crossed by major utility networks — a gas pipeline and a public sewage collector — which the placement of the buildings had to take into account. Added to this is a ground challenge characteristic of Galați: a difficult foundation soil, which required a special foundation solution.

Solutions

The project capitalises on the set-back position to create a calm and balanced residential environment, with a direct relationship to the greenery nearby. The architecture adopts a contemporary language, with clear volumes and uniformly treated facades, adapted to the residential character of the area and the context of medium-height blocks. The commercial function takes on the relationship with the street, while the housing withdraws towards the protected interior of the plot. For the difficult foundation soil specific to Galați, the foundation is built on piles, and the buildings are designed to nZEB standard.

Result

For Neidan, a complex that transforms land occupied by disused buildings into a contemporary and quiet living environment, capitalising precisely on the set-back position — usually seen as a disadvantage — as a quality.
