A high-rise residential and commercial complex on an exceptional plot in the centre of Oradea, in Cetății Square, next to the Oradea Fortress. With a 2B+G+19F regime, the project stands out in PPAE's portfolio precisely through its height — a vertical landmark for one of the best locations in the city. PPAE acted as General Designer and, at the urban-planning (PUZ) stage, developed two variants of architectural illustration for the complex.

Challenges

A location of such value, in the immediate vicinity of the Fortress, calls for a matching architectural image. Added to this is the scale: a complex of nearly twenty levels, with a mixed programme — apartments, retail at the base and parking on several levels — which had to work both as a strong urban presence and as an attractive residential address, open to the city at pedestrian level.

Two image variants

At the PUZ stage, PPAE explored two distinct architectural images for the same complex. The first relies on a strongly articulated facade — stacked balcony volumes, perforated metal panels and a screen-type crown, with a cosmic graphic at the top of the tower. The second proposes a more orderly reading — a grid of openings with yellow accents and a curved commercial body, with horizontal stripes, at the base. Both organise an active pedestrian esplanade at ground level, with cafes, a restaurant and retail, linking the complex to the surrounding public space.

Result

For the developer, a PUZ vision for a tall, mixed-use landmark in an exceptional central location — with two image options to choose from. For PPAE, a project remarkable through its height regime and through the exercise of giving a tall building an image worthy of its place.
