LMG Ulmi Residence is a collective housing complex in the countryside, in the commune of Ulmi near Târgoviște — a different face of apartment living compared with city projects. Four low-rise buildings (G+4F + set-back top floor), low density and almost half of the plot left green: comfortable apartments in a calm setting, away from the crowds. PPAE acted as General Designer.

Challenges

The theme was not height or density, but the coherence of a development that grows over time. The complex had to be conceived as a whole — with buildings placed in a relaxed way on the plot, setbacks and distances respected, ground-level parking and a generous proportion of green space — yet built in stages, on parcels added one after another.

Solutions

PPAE used a repeatable building type — 23 two- and three-room apartments each, on a G+4F + set-back top floor regime — which lets the complex extend coherently from one phase to the next. The first phase brought two buildings, the second another two (B3 and B4), keeping the same placement logic, the same setbacks and a green ratio of about 41.5%. Parking was resolved at ground level, within the site.

Result

For the developer, a complex of four buildings — about 92 apartments — built in stages without losing its unity of image. For the future residents, apartment-style living in a green, quiet setting near Târgoviște. For PPAE, proof that collective housing also works in a calm, low-density suburban register.
