Delta City is a residential complex of 333 apartments, in three buildings, built on Calea Văcărești, at the edge of the Văcărești Natural Park — the wild “Delta” in the heart of Bucharest. Developed by Eden Capital Development and completed between 2015 and 2019 (B+S-B+G+10F, approx. 44,000 sqm), the complex is built around a premise rare in the city: living with a direct view over a nature reserve, surrounded by greenery, a few minutes from the centre. PPAE acted as General Designer.

Challenges

Three themes defined the project. The land: a large plot (7,169 sqm), but irregular in shape and, at first sight, ungrateful for an efficient residential development. The foundation: at the edge of the Văcărești wetland, the foundation soil is difficult, with a high water table — the infrastructure had to be safe in permanent contact with water. Capitalising on the view: the great asset of the site — the opening towards the park — had to be turned into an advantage for as many apartments as possible.

Solutions

Instead of forcing a uniform block onto a difficult plot, PPAE turned the irregular shape to the project’s advantage: an ensemble of distinct volumes, with varied shapes and heights (up to B+S-B+G+10F), articulated to follow the contour of the plot, to open views towards the Delta and to animate the silhouette of the complex — an unconventional composition, far from the monotony of the slab block. On the top level, duplex apartments with terraces take advantage of the opening towards the park.

The foundation resolves the difficult soil through a general reinforced-concrete raft resting on 17 m deep piles, below the water table — a rigid infrastructure that transfers loads into the deep bearing stratum. The open semi-basement accommodates parking and a commercial space serving the complex.

Result

For Eden Capital Development, a premium complex, completed and established — Delta City has remained a landmark for the segment of apartments next to the Văcărești Delta, combining the dynamics of the city with the proximity of nature. For PPAE, the proof that a difficult plot — irregular and with a complicated foundation — can become the basis of a differentiated residential architecture, not a limitation.
