Akcent City is a large-scale residential complex — 5 buildings, 723 apartments — built in Bucureștii Noi (Navigației St., District 1), on a former industrial site transformed into a new neighbourhood, next to the Jiului metro station. It was developed by Akcent Development (Alfa Group), one of the most experienced residential developers on the Bucharest market — with thousands of apartments delivered in projects such as Cloud9 and 19/20/21 Residence. PPAE acted as General Designer.

Challenges

Two themes defined the project. The scale: nearly 95,000 sqm of built area, 5 buildings and hundreds of apartments on a single site, with two underground parking levels — a complex that had to be technically coordinated as a coherent whole, not as isolated buildings. The urban context: the area, in full regeneration after de-industrialisation, has a street layout still being formed. In the absence of an already laid-out public street network, much of the urban structuring — the accesses, the street extensions, the connections to the city — fell to the developer and the design team, through urban planning documentation (PUZ) and street extensions.

Solutions

As General Designer, PPAE coordinated the integration of the 5 buildings into a unified complex: the layout on the plot, the two shared underground parking levels, the circulation and the technical and common spaces. The buildings are designed to nZEB standard. In parallel, the project also took on the urban structuring that the area did not yet have: defining the accesses and the street extensions provided for in the PUZ, so that the complex connects properly to the city rather than remaining an enclave.

Result

For Akcent Development, a benchmark complex that extends an already substantial portfolio and contributes to the revitalisation of the Bucureștii Noi area. For PPAE, the coordination of a residential development of nearly 95,000 sqm — the exercise of holding together large scale, urban density and a context in which even the street layout had to be conceived together with the buildings.
