An apartment building (B+G+4F) on Bilciurești St., in the Nordului area — District 1. Developed by Erma Real Invest on a small, narrow plot, the building makes intensive use of the site, with a large number of dwellings on a small area. PPAE acted as General Designer.

Challenges

The plot: a narrow, irregularly shaped parcel of just 800 sqm, with a single narrow street frontage. The challenge was to achieve a high density — varied apartments and the associated parking — on a tight site, while respecting the regime and the urban-planning indices. The plan solution was optimised even after authorisation, through mezzanines introduced into the already built volume, within the approved floor-area ratio.

Result

For the investor, a building that extracts maximum value from a difficult plot: over twenty apartments, with basement parking, on a parcel that a less careful plan would have left underused. For PPAE, an exercise in efficiency — a high, well-organised density on a narrow plot.
