A boutique mixed-use project — apartments and offices, in three buildings — developed for Terragaz Construct on Gheorghe Ionescu Șișești Road, in a consolidated urban area in the north of Bucharest. The development addresses the luxury residential segment: the 29 apartments are designed for rent, in a premium concept, complemented by office spaces that add urban dynamics to the site. PPAE acted as General Designer.

Challenges

The brief was one of positioning and image, more than of technical constraints. In a consolidated urban area, the project had to combine two functions — premium living and offices — in a coherent, boutique-type ensemble, and to have an architectural identity distinct enough to stand out in the landscape and justify the luxury positioning.

Solutions

The architecture adopts a classically inspired language, reinterpreted in a contemporary key — an elegant and timeless expression that differentiates the buildings in the urban landscape. The facades use exposed brick and natural stone, materials that add expressiveness and durability. The apartments, with generous areas and layouts adapted to current comfort standards, are designed for rent to a premium audience, while the office spaces complete the mixed-use programme, at the boutique scale of the area. The buildings are designed to nZEB standard.

Result

For Terragaz Construct, a mixed and premium investment, conceived for rent — luxury apartments and offices in a consolidated area. For PPAE, another project carried out for the Terragaz group, after the company’s office headquarters in Otopeni — an extended collaboration, a sign of a relationship of trust with a client who is himself a builder.
