Vienna Parkside Residence is a tall, high-density residential development, in the south of District 4 (Drumul Binelui – Metalurgiei Blvd.) — three towers of up to B+G+12F, over 600 apartments and commercial spaces on the ground floor, carried out in two phases. The concept and coordination belong to AXA Design Arhitectural; PPAE acted as Architecture Designer, developing the architecture project of the complex. It is the kind of project — great height, density, scale — that few design offices can carry.

Challenges

The brief: a complex vertical development. Collective housing towers of over 40 m at the cornice, with hundreds of apartments, a mixed ground floor (retail, restaurant, after-school), parking on several levels and nZEB / Green Homes standard — all on an ample but irregularly shaped plot, affected by cessions for circulation and carried out in successive phases. At this scale, every architectural decision multiplies across dozens of levels and hundreds of units, and the margin of error decreases as the building rises.

Solutions

Starting from the concept and under AXA’s coordination, PPAE developed the architecture project for the three towers, carrying it from idea to buildable and compliant documentation, at the height and density of the complex. The tall housing was complemented by an active ground floor — retail, restaurant, neighbourhood functions — and the energy performance was resolved to nZEB and Green Homes standard, with photovoltaic panels, heat recovery units and at least 30% of energy from renewable sources. The architectural solutions, however, remained subordinate to AXA’s concept and coordination.

Result

For the developer, a coherent vertical complex, carried into construction in phases, with a residential offer complemented by ground-floor functions and a high energy standard. For PPAE, the confirmation of its ability to deliver the architecture of a tall and complex development as a partner of another office — a category of projects that calls for experience and real technical rigour.
