One of the first vertically extended residential buildings in PPAE's portfolio — a 2007 project on Mihail Moxa St., right in the centre of Bucharest. The area is a protected one and, at the same time, very well known among students: this is where the ASE's Moxa campus stands, with its halls of residence and canteen, a few steps from Calea Victoriei and Romană Square. On a small, difficult plot, PPAE took over an already authorised building and remodelled it, substantially increasing its capacity. PPAE acted as General Designer.

Challenges

A site difficult on every front: a small parcel (approx. 450 sqm), in a dense, protected central area, where there is little room for manoeuvre. In addition, the project did not start from scratch, but from an already authorised building with 10 apartments — the challenge being to obtain more from the same volume, without stepping outside the rules of the area.

Solutions

PPAE reconfigured the authorised building — re-partitioning the levels and adjusting the ground-floor level — to increase the number of apartments from 10 to 23. Parking was resolved on the two basement levels, including with stacked parking systems, and a commercial space was provided on the ground floor. At the time, it was one of the office's first exercises in vertical extension and residential densification — an approach PPAE would later repeat.

Result

For the developer, more than a doubling of the number of apartments in an exceptional central location, without expanding the footprint. For PPAE, an early benchmark: one of the office's first vertically extended residential buildings, carried through on a difficult plot, in a protected area in the heart of the city.
