A tall apartment building (B+G+12F, approx. 12,800 sqm) on Iuliu Maniu Blvd., in District 6. Two things make it distinctive: it was raised on a former industrial platform and occupies a highly visible position, on one of the busiest boulevards in the capital. PPAE acted as General Designer.

Challenges

The site was a former industrial enclosure — with a disused railway and structures that had to be demolished — additionally affected by the protection zone of an aqueduct. On such a site, the aim was twofold: to turn an abandoned industrial site into a residential building and to give it an image worthy of its exposure, seen daily by tens of thousands of people in traffic.

Solutions

PPAE cleared and reconverted the industrial platform into a tall residential building that makes the most of the wide frontage onto the boulevard and of verticality to become a visible landmark. The siting took into account the protection zone of the aqueduct, and parking was resolved in the basement and on the plot. From an abandoned industrial plot, a residential address with a privileged position resulted.

Result

For the developer, an apartment building with maximum visibility, raised where an industrial platform once stood. For PPAE, an exercise in reconverting a difficult site into a residential landmark on a major artery of the city.
