An apartment building on Ștefan Holban St. (District 1), in an area in full development, with offices, clinics and hospitals and a matching residential demand. The particularity of the project is the facade: varied along its height, it leads to different apartments from one level to the next — an elegant, but technically difficult approach. PPAE acted as General Designer.

Challenges

A facade that changes along its height means the apartments no longer repeat from one floor to another. Aesthetically, the result is dynamic, far from the monotony of the usual block. Technically, however, it is one of the most difficult situations for a designer: when the plans differ from level to level, the utility risers — water, sewage, ventilation — can no longer be stacked simply along the vertical, and coordinating the structure with the services becomes much more complex.

Solutions

PPAE coordinated the architecture, structure and services so that the diversity of the apartments would be possible without functional compromises. The service routes were designed to accommodate the different plans on each level, and the structure — to support a varied facade, with setbacks at the upper levels and walkable terraces. The result is a building with a dynamic image along its height and varied apartments, without the user feeling the technical complexity behind it. The building is designed to nZEB standard.

Result

For the investor, a building with a distinct identity in an area with real demand — an investor who continued the collaboration with PPAE on several projects (see also Straulesti Property and BDI Pipera). For PPAE, the management of a technically difficult brief — the non-repetitiveness of the apartments — through close coordination of architecture, structure and services.
