The Marathon Distribution Grup logistics center at Afumati combines the function of a multi-temperature warehouse for FMCG distribution with a corporate headquarters designed as a brand-identity element. The complex serves the national distribution operations of the group and of the Olympia brand — an established Romanian brand produced at the canning factory in Tecuci.

Challenges

The project meant integrating, within a single building of approximately 8,000 sqm, three thermal regimes with very different requirements — ambient, refrigerated and freezing storage — alongside an administrative area acting as a corporate headquarters. Beyond the technical orchestration of the three zones, the project had to deliver an architectural image worthy of the Olympia brand's market positioning, in a typology where most investments are limited to the purely utilitarian.

Solutions

• Freezing zone with a 13 m clear height. A level rarely seen in Romanian cold stores, where the current standard is 8-10 m. The solution doubles vertical palletizing density and required a thermal envelope and refrigeration capacity sized for an atypical volume.
• Heat recovery from the refrigeration plant, used in the administrative and social areas — a real reduction in consumption, harnessing the very resource a freezing warehouse constantly rejects.
• A corporate headquarters integrated into the distribution building — ventilated facades, a glazed curtain wall, an access atrium and premium finishes that express the Olympia identity in a language rarely found on a logistics building.

Result

A facility that simultaneously serves the logistics operations and the brand positioning of Marathon Distribution Grup — increased palletizing density in the freezing zone, energy efficiency through heat recovery, and an architectural expression that confirms Olympia's status on the Romanian market.
