Administrative headquarters and warehouse for Holland Farming Agro at Chiajna — a facility dedicated to the distribution of fertilizers, nutrients and seeds for agriculture, developed in accordance with SEVESO regulations for warehouses holding hazardous substances. With a built area of approximately 4,300 sqm, the complex brings together a specialized storage hall and an administrative building in red exposed brick — an image solution assumed as an explicit requirement by the beneficiary.

Challenges

The warehouse typology — more than 70 inventoried substances, many nitrate-based (oxidizing substances, sensitive to temperature and fire) — required going through the SEVESO Notification procedure under Order 1175/2019 and strict coordination between the architecture, fire-safety and environmental-protection disciplines. Added to this was an image requirement atypical for the typology: the office building had to have a distinctive architectural expression, in exposed brick, as a reference to the company's name.

Solutions

  • Warehouse compliant with SEVESO regulations. Over 70 hazardous substances were inventoried and classified, with compartmentation, ventilation, accidental-spill retention and fire-prevention solutions calibrated to the requirements of Order 1175/2019. The pumping and sprinkler station, the fire-water tanks and the hydrocarbon separator are part of the protection system.
  • Temperature-controlled seed room. A dedicated room, sized for storing seeds at +10 °C, integrated into the administrative building with direct access from the operations area.
  • Administrative building in exposed brick. The image solution — unusual in a logistics area where office buildings are usually glazed or clad in sandwich panels — answers the beneficiary's brand requirement and creates a volume with its own identity on the site.
  • Equipment for reducing the energy footprint. Rooftop photovoltaic installation, storage batteries, charging station for electric cars — included in the project as part of the investment's energy strategy.

Result

For Holland Farming Agro, a facility that simultaneously meets operational requirements (specialized storage for plant-protection and agricultural-nutrition products), regulatory requirements (SEVESO compliance) and image requirements.
