Space Plus Popesti-Leordeni is a logistics hub developed by Speedwell — one of the most active real-estate developers of Belgian origin in Romania — under its Space Plus industrial-logistics brand. Located south of Bucharest, on DN4 (Soseaua Oltenitei), between the Capital's Ring Road and the new A0 motorway, the complex comprises two ground-floor halls divided into modular logistics units, intended for SMEs looking for class A storage or light-production space. The general contractor (design & build) is GSE Romania.

Challenges

The Space Plus concept answers a specific need: flexible, small- and medium-sized logistics spaces that companies can lease individually or combine. The design brief was therefore modularity — two halls that must work as a coherent whole, yet be divisible into independent units, each with its own access, docks and separate technical fit-out.

Solutions

The two halls (C1 and C2) were organized as compact ground-floor volumes, with docks on the north and south sides and a grid that allows division into nine independent units — five in the first building, four in the second — each with its own access and utilities. The site layout, with ample vehicle circulation and manoeuvring yards, is designed for efficient logistics flows and quick access to the major road network in the south of the Capital.

Result

For Speedwell, a new location that extends the Space Plus network into southern Bucharest — in a segment, that of urban logistics spaces for SMEs, still underdeveloped on the local market. For PPAE, the design of a modular logistics hub for an international developer with class A standards.
