Moghioroș Park Residence is the largest residential complex designed by PPAE — 11 buildings, approximately 1,200 apartments, around 155,000 sqm — built in Drumul Taberei (Brașov St., District 6), on the site of the former Tricodava factory, a few steps from the Drumul Taberei (Moghioroș) Park and the metro station of the same name. It was developed by Sido Union Properties, with PPAE as General Designer.

Challenges

Two themes. The scale: a complex so large — 11 buildings on a plot of over 2.6 hectares, with two general underground parking levels beneath the entire site — that it was authorised and built in several phases and sections, at the city hall’s request, each with its own permit. Coordinating such a volume as a coherent whole was the underlying challenge. The image: in a landscape of Bucharest developments dominated by neutral facades, the developer wanted a strong, memorable visual identity.

Solutions

The answer was an architectural image of classical language, rarely undertaken at this scale in Bucharest. The facades are composed in three horizontal registers — base, main body, crowning — with symmetry, cornices and exposed brick (ceramic klinker), which give the complex an elegant, durable and easily recognisable character. Repeated coherently across the 11 buildings, this expression became the signature of the complex in the Drumul Taberei landscape. On the ground floor of the buildings facing the street, commercial spaces animate the frontage; the duplex apartments on the top level complete the composition.

Result

For Sido Union Properties, a benchmark complex — the largest in the PPAE portfolio — with a distinct visual identity, in one of the most sought-after residential areas in the west of the Capital.
