Straulesti Property is an apartment building on Străulești Road, in District 1 — a project whose particularity is the land: a very narrow plot, with a street frontage of only 16.87 m. PPAE acted as General Designer.

Challenges

On such a narrow plot, every metre counts. The building had to provide efficient and well-lit apartments, sufficient parking and a coherent image — all within a tight envelope, with setback rules and balcony placement (minimum distances from the side boundaries) which, on a narrow plot, become truly restrictive.

Solutions

The layout was conceived for maximum efficiency across the reduced width of the plot: a compact volume, B+S-B+G+4F+A, with a clear organisation of the apartments on each level. To compensate for the small ground footprint, parking was distributed across several levels — basement and semi-basement, plus ground-level spaces — so that the required number of spaces is provided without sacrificing liveable area. The balconies were arranged within the limits imposed by the neighbours, to still bring outdoor space to each apartment. The building is designed to nZEB standard.

Result

For the developer, an apartment building that makes the most of land made difficult by its shape. For PPAE, an exercise in efficiency: a layout and a parking solution that turn a narrow plot into a functional investment.
